What makes IPS different?

Our vision for the future of estate agency - a traditional service at online prices. When it comes to selling your home the choice of which estate agent to use is wider than ever, but the type of estate agents out there fall broadly into two categories, traditional high street and online.

The problem with traditional estate agents

High street estate agents offer a full service from local offices where clients deal with agents face to face and obtain free valuations from staff who are familiar with the area. High street agents conduct viewings for you, verify all offers, negotiate the sale and effectively hold your hand throughout the buying and selling process. The down side to traditional estate agents is that, on top of what it costs to carry out a sale, they charge you a commission based on the selling price of your home, so whether you sell your home within 24 hours or it takes two years, you pay away a percentage of the value of your home. The percentage charged is usually between 1.5 – 2.5 percent of the selling price of your home.

The problem with online estate agents

Online estate agents offer to sell your house for a fraction of the cost of traditional high street estate agents; however the downside is that they are often based in one central office, sometimes a call centre, and their staff often have little in the way of local knowledge and estate agency experience. Their properties tend to be spread over many different areas so they are unlikely to have many houses for sale in your area. This is important because when people are searching for houses they look for an agency with a string of properties in their desired area. What’s more, with online estate agents you normally have to pay them before you meet them, you have to conduct your own viewings and things that are considered essentials such as For Sale boards are charged as extras. However with fees in the hundreds instead of the thousands, there are considerable savings to be made.

The dilemma

Buying and selling a home is said to be the biggest financial transaction we make, so should you really pay a company to sell your home before you’ve even met them? Would you be happy to have to call or email if you have any questions, or would you like to know that the company you have employed to help you sell your home has actually invested their own money in a local office so that you can go and meet with them, and they can visit you to address any issues that may arise during the sale?

The choice is yours - traditional high street estate agents, no sale no fee but up to two percent of the value of your home in fees, or an internet estate agent with limited local knowledge, limited service but saving a considerable amount in fees, paid before you even meet them.

We provide free, no obligation home valuations and our experienced staff oversee the whole process of seeing the sale through to completion. When an offer is received it's only the start of the process, experienced staff are needed, with contacts at other estate agents, to verify chain details; liaise with solicitors and mortgage brokers; and to get the sale completed in a time to suit all parties concerned. We offer this full traditional service at a cost that is the same as an online estate agents.
